The Challenge

The site lies on elevated ground on the edge of Woolacombe, a coastal town designated both as a Conservation Area and part of a National Landscape (formerly AONB). Any new development in this sensitive location posed a potential visual and character impact on protected landscape views. A rigorous Landscape and Visual Impact Assessment was essential to support the planning application and mitigate the risk of objection.


The Solution

Land & Heritage conducted the LVIA using established guidelines and methodology. Our landscape architect reviewed the relevant planning and landscape policy context, undertook baseline assessments of the site, and considered both the visual envelope and character of the surrounding landscape.

We produced detailed visualisations and photomontages to assess the development's visibility and potential impacts from key viewpoints—providing both a qualitative and visual evidence base for planning.


The Result

The assessment concluded that the proposed development would result in a low overall impact. While localised views would change—especially for nearby observers—the development was deemed minor, proportionate, and consistent with local character. This clear, evidence-based LVIA supported the planning application and demonstrated the project's landscape sensitivity.
